Do you source ‘off-market’ properties?
Yes. Through our established relationships with local sales agents, developers, and owners, we have access to off-market and pre-market opportunities.
‘Off-market’ opportunities (or ‘silent sales’) are properties that are for sale without being advertised to the general public.
‘Pre-market’ means the property has yet to be openly marketed, however is planned to be launched to wider market in the near future, unless sold prior.
The benefit of these opportunities is limited competition and the opportunity to secure a favourable deal.
How much do you charge?
We adopt a transparent, fixed fee structure. Our view is that this demonstrates fairness and value to our clients.
The terms of engagement provide a plain English approach to how you will be charged.
The fee naturally excludes any legal, conveyancing, non-standard searches and professional inspection costs such as building and pest inspections. We can of course arrange these on your behalf or alternatively coordinate and liaise with your preferred providers.

Do you market or sell property?
No. Our view is that those who actively market property and act for buyers simultaneously have a clear conflict of interest. This does not align with our code of ethics.
Why don’t I just use a real estate agent?
No independence. Real estate agents act for and are paid by the vendor (seller). Selling agents have no contractual obligation with a prospective purchaser and are motivated to get the best price for their client (the vendor). This is a conflict to what most buyers are trying to achieve.
Sales agents are skilled negotiators, no matter how friendly or helpful they may appear they are ultimately working for the seller and do not have your best interests at heart.

How long does it take to secure a property?
The timeframe can vary depending on complexity of the brief and availability of stock. We generally secure a property for clients between two weeks and four months from engagement, with a typical timeframe being around two months.
At times some patience may be required to ensure a quality property can be secured. Our view is less than 5% of all properties in Australia are considered A-grade assets.
Where do you buy property?
We provide on the ground property buying services in Brisbane, the Sunshine Coast and the Gold Coast in Queensland, and throughout the Central Coast and Newcastle in NSW.
Are you fully licence and insured?
Yes, Allen Wargent Property Buyers Pty Ltd holds professional indemnity insurance and full real estate licences (QLD 4700382 | NSW 10131109).
